Asset appreciation. When you move to Fox Hill, you purchase a share of cooperative stock and receive a lease for a specific apartment which is linked to your stock. When you leave Fox Hill, you or your estate will receive 85 percent of the selling price of your stock. This is an important distinction that gives you the opportunity to benefit from asset appreciation.

A voice in the community. As a shareholder, you’ll have a voice. Each apartment has one vote, ensuring decisions are made democratically, without respect to the size of your apartment. Specifically, at Fox Hill, shareholders have a say in key decisions including:

     

      • Approval of the annual operating budget.

      • Election of the board of directors.

      • Approval of financing and contract changes that would eliminate key services.

    You’ll also have the opportunity to get involved as much or as little as you’d like with a variety of resident-led committees and groups. Whether it’s managing the Village Pantry, selecting art for our walls and common spaces, participating in the activities committee or organizing food drives, there are countless ways to make a meaningful impact and connect with others.

    Competitive cost of living. Fox Hill’s board — comprised of Fox Hill residents — and management are solely focused on the needs and preferences of residents. The primary goal is to provide residents with the breadth and depth of services they want. There are no outside shareholders and there is no third-party management contract that would entitle any entity to a percentage of revenues. This ensures more resources are directly invested into enhancing residents’ experiences, maintaining high-quality services, sustaining an attractive and functional campus, and keeping the cost of living highly competitive when compared to other top-tier independent senior living communities in Massachusetts.

    Modern Legacy: Siblings and their spouses choose Fox Hill Village.

    Since its founding in 1990, Fox Hill Village has been home to a broad range of interesting and engaging individuals. Today, our community boasts 20 second-generation residents — those whose parents previously lived here and who ultimately chose Fox Hill for themselves. Now, residents are sharing the stories of how their parents came to live at Fox Hill, what they enjoyed, how the community has changed, and what led these second-generation residents to make the same choice.

    Take, for example, Charles Bartlett and Sue Demb — a brother and sister who, along with their spouses, have both chosen Fox Hill Village.

    “When my parents, Dr. Marshall and Barbara Bartlett, were ready to downsize, they decided to look at Fox Hill Village, which was being built at the time,” recalls Charles Bartlett. “My dad was affiliated with the Massachusetts General Hospital, which played a role in establishing Fox Hill. Additionally, many of their friends were living here or about to move in. Over the next 10 years, they lived an active and happy life at Fox Hill.

    “When my wife, Stephanie, and I began to consider a community for ourselves, we were attracted to Fox Hill’s cooperative model and our ability to make our apartment design more contemporary. The nursing support that’s available if we need it was important. We also like that everything is under one roof and easy to get to with interesting programs and many available activities. Residents and staff have been welcoming, and we are making many new friends. We feel confident in our choice because Fox Hill Village is such a warm and well-run community.”

    Charles’ sister, Sue Demb, and her husband, Joe, have noticed many changes at Fox Hill since her parents’ days as residents and her sister’s time at White Oak Cottages. As Sue and Joe began considering their own future, memories of a more formal culture made the couple wonder if the community would be the right fit for them.

    “When my parents lived here, the culture was very formal and stuffy,” Sue says. “We discovered much of that attitude had changed and were pleasantly surprised during our multiple visits before moving here in 2023.” Gone are the formalities, and in their place are invigorating fitness classes, refreshing swims in the pool, plenty of groups and committees to lead and participate in, and excursions to cultural attractions.

    While Sue shares her mother’s passion for music and participates in the chorus, Joe enjoys calligraphy and photography. Beyond their personal pursuits, the Dembs actively contribute to the sustainability committee, reflecting the way residents work together to keep Fox Hill innovating.

    “People care about one another and help each other if and when needed,” she says. “We also appreciate that Jewish and non-Jewish residents want to participate in traditions like candle lighting for Hannukah or celebrating Passover. There’s a very strong sense of community here.”

    Many people think of retirement community residences as being rather plain and predictable. But at Fox Hill Village, each residence is a true reflection of its occupants. That’s because Fox Hill’s cooperative model makes residents shareholders — giving them the ability to design their homes to reflect their personal styles and aesthetic preferences. And Fox Hill takes it a step further with a beautiful new on-site Design Center that pulls together all the professionals and resources a resident will need to bring their vision to life.

    The process starts with one of Fox Hill’s 16 beautiful and spacious floor plans that are creatively designed with generous living space and enviable views of the community’s gorgeous campus and woodlands. Ranging from an efficient 584 square feet to “double” apartments with more than 2,200 square feet, many of Fox Hill’s apartments already offer quality custom features added by previous residents. But for residents who have something different in mind, there’s the Design Center.

    The Center’s professional design team works as a partner and can help with everything from modest modifications and upgrades to larger projects like floor plan changes. The team can also help residents determine how their furniture will fit into their new apartment home and where it will go — or even help them select new pieces.     Fox Hill Village announces Felix Rosenwasser as new Chief Executive Officer

    SEPTEMBER 23, 2022 | Resident-owners at Fox Hill Village in Westwood, Massachusetts, are actively getting to know the community’s new CEO, Felix Rosenwasser, and he’s making it easy with an open-door policy and weekly Kaffee Klatch. “With such a robust offering of amenities, services and opportunities, there’s much to learn about Fox Hill Village,” he said. “I believe hearing from residents — the people who experience Fox Hill Village on a daily basis — and the team that makes this community tick is the best place to start. With the recent expansion and renovations, we’re well-positioned to serve current residents and appeal to the next generation of seniors.”

    Mr. Rosenwasser has over 20 years’ experience in the senior living industry and a proven track record of strong leadership with outstanding operational results. In the past he served as vice president of business planning and analysis for a multisite senior living provider in California, president and CEO of a Life Plan Community in New Jersey, and most recently as the executive director of a premier Life Plan Community in Washington, D.C. Rosenwasser earned dual master’s degrees, one in business administration and one in science and mechanical engineering, from Odesa Polytechnic University, Ukraine. He also received a Candidate in Philosophy from Odessa State University and holds master’s certificates in leadership and senior care management from Rutgers University. As one who enjoys the sport of chess, he spends free time assisting talented young chess players in accomplishing their dreams at a non-profit chess school where he serves as treasurer.
