The Cooperative Concept
Fox Hill is one of a small number of distinguished retirement communities based on a cooperative structure. A cooperative is a form of organization in which the corporation owns the real estate and the residents own all the stock. When you move to Fox Hill, you purchase a share of stock in the corporation, and a lease for a specific apartment is attached to that share of stock.
As shareholders, you have a voice that most residents in other retirement communities do not have:
- You must approve the annual operating budget;
- You elect the Board of Directors, composed of nine people, mostly residents, serving staggered three-year terms; and
- You must approve significant corporate changes or financings, as enumerated in the bylaws.
The entire focus of the Board and its management is to provide the residents with the scope and depth of services they want and need. There are no outside shareholders whose voting interests may not align with those of the residents. There is no management contract with a third party that would entitle it to a percentage of the revenues.
With our cooperative structure, you’ll find the cost of living here very competitive with other high-quality independent living communities in Massachusetts.
Monthly fees vary with the size of your residence, and include the following:
- A daily meal credit, which can be used at any of our dining venues
- Bi-weekly housekeeping
- All utilities except for telephone, cable, and internet services
- Property taxes
- Drop-in on site health clinic, open 5 mornings a week
- 24/7 security
- 24/7 emergency response system with an optional pendant that works anywhere on the campus
- Wellness and exercise programs
- Recreational, social and cultural activities
- Car service within a five-mile radius of Fox Hill Village
- Individual storage space
- Grounds maintenance
Monthly fees are set once a year, effective January 1st. Shareholders must approve the proposed Monthly Fee by majority vote taken in December of each year.
The cost of your share depends on the size and features of the apartment that is attached to the share. Residents are able to renovate their apartments with the prior approval of Fox Hill, and there are a wide range of apartment layouts and additional features added by prior residents. The current sales prices are as follows:
One-bedroom apartments start at $250,000
Two-bedroom apartments start at $530,000
Larger apartments start at $775,000

Creatively designed, our apartments are available in more than 16 different floor plans. We offer one- and two-bedroom apartments, and two-bedroom apartments with a den, as well as larger apartments. Each residence features living and entertaining areas, with views of the surrounding grounds and woodlands.
Customize your home to your taste — as a shareholder, you are able to make changes to your apartment to meet your own needs and tastes. We have a design center on site to help you make choices and carry out the renovation, should you wish to avail yourself of those services.

No one likes to think about it, but if there’s a change in your or your spouse’s health, it would likely mean a move from the condo, as condos are not designed to meet the needs of seniors. Fox Hill Village offers a range of support and Care Continuum onsite, meaning that you can comfortably age in place at Fox Hill.
Yes, indoor garage spaces are available at $15,000 to $20,000 with a $15 monthly fee. There’s outdoor parking as well.
